Minimum Nights

- Hemlock Retreat requires a 2 night minimum stay throughout most of the year. * This restriction may be lifted during certain times of the year.

| Payment Terms |
|
- 50% of your total stay is charged to your credit card at time your reservation is made - The balance is due 7 days prior to your arrival date. - If your reservation is made less than 7 days of your arrival date, the total amount will be charged to your credit card - We accept all major credit/debit cards. We use PayPal to process your payment. - We will not accept personal checks. - We reserve the right to require a credit card number to hold the cabin, cover damages, or to charge for pets that were brought into the cabin "illegally".

| Checking In and Out |
|
- Check in time is 4:00 PM and check out time is 10:00 AM. - Certain times of the year are not as busy as others so you may inquire about early check in or late check out. - Please be prompt about checking out as we need to prepare the cabin for other guests. - We ask that you bag all your trash and place in trash bins in or near cabin. - Remove all used linens and wet towels and place in hamper. - Wash and put away all dishes, wipe down tables and counter tops. - Turn off air conditioners in summer and fireplace during the winter. - Lock all windows, doors and place key back into lockbox. - Turn off all lights, ceiling fans, and appliances.

| Lockbox / Key |
|
- The key to your cabin is found in a lockbox located at the cabin. - On the day of your arrival you may call at 1-866-374-1844 to get the lockbox combination. - The key must remain in the lockbox at all times when not in use.

| General Information |
|
- No house parties. - Unit must be occupied and registered to an adult of at least 21 years of age. - Amenities are subject to charge without notice. - Towels, linens, paper towels, toilet tissue, and trash bags are provided. - 2 night standard minimum stay. - 4-wheel drive vehicles are recommeneded. - Fireplaces are not available between Memorial Day and Labor Day. - Cabin is located in a forest area. - You may encounter woodland creatures such as lady bugs, ants, bees, and wasps
Cabin is non-smoking. No pets allowed.

| Cancellation Policy and Charges |
|
- We cannot accept cancellations for holidays or special event days. - Cancellations will be charged a $25.00 processing fee. - If your reservation is cancelled prior to (30) days of your arrival date, all of your deposit will be refunded with the exception of the $25.00 processing fee. - If your reservation is cancelled between (30) and (15) days of your arrival date, half of your deposit will be refunded, with the exception of the $25.00 processing fee. - If your reservation is cancelled less than (14) days of your arrival date, NO REFUND will be given. - Rescheduling is permitted ONE time if the request is received (14) days prior to your arrival date. - Number of nights reserved cannot be decreased, and no refunds will be given for early departure.
We are not responsible for inclement weather, illness, someone in your party "backing out", early departures, etc ... No refunds will be given.

Refund Policy
|
- We strive to keep our property in good working order, clean, and well furnished. - However, as with anything that is mechanical, malfunctions may sometimes occur. - Generally if we are notified, we will take care of the problem as soon as possible. - No refunds will be issued for early departures, minor malfunctions, or inclement weather. |

Damages
|
- All items are inventoried before and after each guest arrives / departs. - Missing items and damage to property will result in additional charges. - Guests will not participate in any activities that will cause damage or excessive cleaning to the property. - Loud and large house parties are forbidden and will result in immediate eviction without refund. - Broken items, wall damage, and furniture damage will be charged to your account if found after your departure. - It is best for you to contact us regarding damages, stains, or broken items to discuss reimbursement. |

| Fire Safety |
- Our property is completely constructed with wood and located in a wooded area. - It is of the utmost importance that you adhere to the following rules. - Only have fires in the designated area and keep small enough to fit within the fire pit. - Do not leave fires unattended and always throw water on the fire when finished. - Do not drag uncut logs or trees onto fire. - Do not leave burning grill unattended. - Do not discard burning embers, charcoal, or ashes on the ground. - Dump into fire pit and throw water on them.
Do not throw cigarette butts off deck, onto ground, etc ... No fireworks. |

Lost and Found Items
|
| - Items left in cabins will not be mailed back. We may make exceptions for valuables such as wedding rings, Passports, Prescription Glasses, etc ... Just contact us if anything valuable has been left. |

| Road Conditions |
- Mountain roads are tough at any time of the year and can be winding and steep. We do recommend a 4-wheel drive or large heavy, 2-wheel drive cars. - We do not guarantee any road surface conditions. - We do not refund due to road conditions. - You are responsible for your transportation. - We cannot provide transportation for guests. - We are not responsible for any towing charges you may incur during your stay. |

| Indemnification |

- Hemlock Retreat Cabin Rentals are not responsible for accidents, falls,
injuries, or illnesses that occur property. - We are not
liable for loss or damage to any property due to: - Theft - Fire - Water - Rain - Hail - Lightning - Failure of Utilities - Visitors of Guests
It is agreed that the guest is assuming the
risk of any harm arising from their use of the premises, or others that the
guests may have invited to the premises. Items left behind or forgotten are not
the responsibility of Hemlock Retreat Cabin Rentals. If notified about missing
expensive items, we will attempt to find and return things such as wallets,
keys, glasses, rings, cell phones, etc...
